- We mediate in the purchase and sale of hotels, resorts, hostels, etc. on behalf of investors and hotel owners.

- We study the behavior of markets and market segments as a whole (urban or holiday areas, cities, countries, specific product segments, etc.).
- We study and implement alternative tourist-residential models such as condo-hotel, vacation clubs, fractional ownership, private residence clubs and destination clubs.
- We are frequently asked to verify studies previously carried out by other consulting firms, to give second opinions or to validate the suitability of appraisals carried out with ECO regulations by appraisers approved by the Bank of Spain.
- We carry out exhaustive selection processes for the most suitable operators and brands for each location, type of product and financial requirements of the owner (in lease, franchise, management, etc.).
- We minimize the costs of changing brand standards or hotel franchises for the owner, or of any reforms that may be required.
- We advise the owners in the negotiation of the capex or PIP ('property improvement plan') that may be relevant.
- We request financial guarantees, mandatory compliance and conditions precedent that are appropriate to the owner's needs.
- We support in the negotiation of the key aspects of the management contract, hotel franchise or lease.
- In case of renovations or the development of new projects, we accompany the owner as dedicated hotel consultants until the opening of the hotel, until its operational stabilization, or indefinitely (hotel asset management).
- We carry out an initial situation diagnosis on all areas of the hotel and their competitive behavior.
- We establish an action plan on the results of the hotel with a time horizon agreed with the owners.
- We negotiate annually the exploitation budget and ideal capex for the asset and its market.
- We regularly present a report to the owners on the evolution of the hotel's results, recommended areas for improvement and proposed corrective measures.
- If necessary, we can even temporarily manage hotels (interim management)
- We ensure the pertinent fulfillment of the commitments of the managing hotel chain with the hotel owners.
